Southeast Mesa Overview

Mesa’s newest neighborhoods, Phoenix-Mesa Gateway Airport, Arizona State University’s Polytechnic campus and many golf courses are found here. Two of Arizona’s most popular communities for new homes, Eastmark and Mulberry, are located in this neighborhood. Parks, shops and restaurants are aplenty. Freeway access is easy. And many new jobs are being created in this growth hub.

U.S. 60 and Loops 101 and 202 run around and through this area.

Superstition Springs: 85206 

Superstition Springs is named after the large community and mall in this area. The retirement development Leisure World is also here. Several golf courses and family neighborhoods area also part of this area bisected by U.S. 60. 

Skyline: 85208 

Skyline is where a park and high school with this name can be found. Arizona Golf Resort and Fountain of the Sun Country Club are also here. Newer neighborhoods are around the school and on the east side of this area. 

Augusta Ranch: 85209 

Augusta Ranch is named after a community, golf clubs and school in this area. Older homes and retirement communities can be found on the western side. New homes communities are located on the eastern side. The popular new development Mulberry can be found here. 

Eastmark: 85212 

Eastmark is home to a growing community and the neighborhood is bustling. Apple has a data center here, near Phoenix-Mesa Gateway Airport. ASU’s Polytechnic campus is next to the airport. And look for Toka Sticks Golf Club around Power Road and Loop 202. 

Housing   

New neighborhoods can be found on the eastern side of this neighborhood.  The Mulberry development enticed people to camp out for a chance buy homes there. Affordable neighborhoods and retirement communities are in the middle of this neighborhood and on the western side. 

The Market 

  • Southeast Mesa is where most of city’s new homes can be found. Almost half of the houses to sell in the Eastmark area are new. And that neighborhood has the area’s highest home prices in this area. The median is about $300,000. 
  • August Ranch is slightly more affordable because of it retirement and older neighborhoods. But almost one-third of this area’s home sales are for new houses. 
  • Home prices in Eastmark and Augusta Ranch are back to pre-crash levels. 
  • Superstition Springs and Skyline are affordable areas with median prices below $200,000. Retirement and older neighborhoods dominate these areas. 
  • Southeast Mesa draws many families and retirees. The area doesn’t attract that many second-home buyers. 

Living here  

Expect a suburban area with an urban feel around Eastmark. Other parts of this neighborhood are more low-key for retirees. This growing Mesa neighborhood is attracting new homebuyers and businesses. Apple is opening a large data center in Eastmark. The neighborhood’s Phoenix-Mesa Gateway Airport has big growth plans. ASU’s Polytechnic campus is bringing a younger crowd to the area. Golf courses are aplenty. And many big recreational areas are nearby. Millennials, families and retirees all flock to this area. 

Things to do Superstition Springs: 85206  

Main attractions 

There are more public and private courses in the area than you can shake a golf club at, including Sunland Village Golf Club, Coyote Run Golf Course, Arizona Golf Resort, Desert Sands Golf Course and Fountain of the Sun Country Club. For sporty kids, Big League Dreams is a gem. The expansive baseball park hosts league play and tournaments on scaled-down replicas of famous ballparks, as well as indoor soccer leagues.   

Out on the town 

Golfland Sunsplash, one of the Valley’s premiere water parks with thrilling water slides, a wave pool and a lazy river, is close. The entertainment hotspot also has an indoor arcade and mini-golf course. For shoppers, there’s Superstition Springs Center, an indoor mall packed with department stores, familiar retailers, boutiques and popular restaurants.   

Outside 

The roads through these Southeast Mesa neighborhoods are popular with cyclists because they are flat and have bike lanes. San Tan Mountain Regional Park lies not far to the south, with more than 10,000 acres and myriad maintained trails. Only a few miles to the north, Usery Mountain Regional Park includes about 30 miles of trails. An outdoor workout area and scenic wind caves make it a popular hiking destination. Usery Road is a favorite of road cyclists with an easy-breezy four-mile descent. But it has a challenging four-mile ascent on an out-and-back ride.

Main attractions 

Close by is scenic Usery Mountain Regional Park, rich with hiking trails, wildlife and educational activities. Red Mountain Park also offers plenty of outdoor attractions, including a community fishing lake, sports fields, playgrounds and disc. Golf. Golf lovers have plenty of private and public courses to choose from, including Arizona Golf Resort, Fountain of the Sun Country Club and Viewpoint Champion Golf Course.   

Out on the town

Take the family to Superstition Farm, where you can take educational tours, get close to animals at the petting zoo and buy the freshest possible food at the farmers market. Main attractions 

This neighborhood is home to a bevy of public and private golf courses, including Toka Sticks Golf Club, Las Colinas Golf Club and Trilogy Golf Club at Power Ranch. You can continue your education, or even change career tracks at nearby Chandler-Gilbert Community College and Arizona State University Polytechnic campus. For family-friendly fun, visit Superstition Farm, where you can take educational tours, get close to animals at the petting zoo and buy the freshest possible food at the farmer’s market.

Close by is Superstition Springs Center, an indoor mall packed with department stores, familiar retailers, boutiques and popular restaurants. Thanks to easy freeway access, big-city amenities and the great outdoors are both a quick drive away. During the hotter months, cool off at one of the Valley’s premiere summer attractions, Wet ‘n’ Wild waterpark. The fun comes in many speeds, from thrilling waterslides to lazy floating rivers.

Who lives here 

Southeast Mesa is nearly average for all areas in the Valley, statistically speaking. The Eastmark neighborhood (85212) has noticeably younger families with higher incomes than the other three adjacent neighborhoods. Like Eastmark, a sizable share of the houses in Augusta Ranch (85209) have been built since 2000.    

5 things to know about Mesa  

  • Its downtown is coming back: A group of downtown Mesa supporters have been working to build the area back up, especially its blossoming arts community. The area is attracting new shops, restaurants, housing, museums and festivals. Downtown business owners, vendors and volunteers now regularly host free movie nights, poetry slams, salsa classes, night markets and other activities. And the Mesa Arts Center, which routinely attracts talent from across the nation and globe, recently beat out the Sydney Opera House for the international Venue Excellence Award in the performing arts.  
  • It has a thriving regional airport: Phoenix-Mesa Gateway Airport supports more than 10,000 area jobs and funnels $3.6 million into the local economy each day. Planners believe it could grow in the next few decades to be a reliever airport for the Phoenix Sky Harbor International Airport.  
  • Its residents volunteer: Mesa volunteers provided the equivalent of $5 million worth for their community last year. That’s more than 233,000 hours spent cleaning, painting, manning committees and helping execute city events. On Make a Difference Day every October, residents, neighborhood groups, local businesses, church groups and city staff volunteer for a variety of beautification and cleanup projects. Non-profits have pushed to bring more affordable housing to the city.  
  • It has a lot of great parks: Mesa has been nationally praised for its more than 50 parks. The relatively new Riverview Park, next to the Cubs spring training facility, is always buzzing with people. Some older parks, including Pioneer, have struggled in recent years. But the city is slowly working to revitalize them. Northeast Mesa provides access to Usery Mountain Regional Park, a 3,648-acre preserve run by Maricopa County, and the Tonto National Forest.   
  • It embraces higher education: Mesa Community College is the biggest two-year school in Arizona and has four campuses. It’s part of the 10-school Maricopa Community College Districts. Mesa also has campuses for three other large colleges. Illinois-based Benedictine University offers standard bachelor’s degrees. Upper Iowa University has various degree programs. And Pennsylvania-based Wilkes University offers graduate degrees and soon an accelerated-degree program for Maricopa Community College District students.
